Skanska provided preconstruction and construction management services on the new 328,000-SF, 420-guestroom tower adjacent to the existing hotel, and extensive renovations to recreate the original structure's lobby, ballrooms, restaurant and porte-cochere. During excavation for the new tower, crews encountered soils contaminated beyond what was expected, requiring intensive revisions to the original plans so a firm "Ballroom Phase" finish date could be met. Skanska instigated double shifts for several months to maintain the schedule. All work was coordinated with the functioning Sheraton hotel. From January to July, Skanska completed nearly $40 million worth of construction work, while the 833-room Sheraton remained fully operational. During the six-month "Ballroom Phase," we completely demolished the existing ballroom, added new structure and remodeled the existing structure, which included new finishes throughout. The entire Skanska team maintained safe corridors and areas so guests could still enjoy the existing Sheraton. Because the hotel remained occupied, our team coordinated multiple late night building system shutdowns so that the team could install necessary upgrades without interrupting the guests' experience.
